Total Development Costs: $26.5M

Opened February 2009

 

Market Feasibility, Site Acquisition, Entitlements, Design Management, Owner’s Rep Construction, Operations Move-in.

Opportunity: High net worth, high barrier to entry community. High density of affluent seniors with high percentage of home ownership.  
 

Challenges: Infill location, little developable land. Challenging entitlements – community resistance to senior housing.   

 

The success of the initial Bloomfield Township project led to a second project located at the heart of the Bloomfields and Birmingham community. Because of the high barrier to entry, the two combined projects consisted of 72% of the available units within a 5-mile radius in the Bloomfield/Birmingham area.

Opportunity: Resultant parcel of mixed-use development, originally earmarked for retail. Demographics were ripe for a senior living development with few senior living starts at project entry.   

Challenges: Ground-up programming and design. Self-performed construction in a in a pocket market resulted in construction sub-trade challenges.
